Legal Conveyancing
Our conveyancing partners will handle the entire contract process, commencing with due-diligence to ensure there is enough time for building and pest inspections and ending eventually with the settlement of your investment property.
Buying & Negotiation
Your buyers agent will use their off market contacts to hunt for attractive properties that match your Unit Holders Agreement investment mandate. Our trust templates currently only support CASH structures (no bank debt) so you will be buying cash which means you are in a very strong position to negotiate hard with sellers. Our members generally aim to acquire properties below market value by ensuring they are able to act quickly and put forward attractive unconditional contracts to sellers. Buyers agents will also make sure that the property has a good prospect for capital growth based on numerous industry markers.
Trust Structure & Setup
Our legal and accounting partners can setup and register your Unit Trust including your Unit Holders Agreement which clearly outlines the intention of the Trust and the plan for the investment. You'll also have 24/7 access to the Tryb App where you can follow the progress of your property acquisition, chat with other unit holders and receive updates on the property from the property management team.
Rental & Dividends
Once the property is settled, if there is currently no tenant in place then you can appoint a local agent through the app to manage the property. Accountants then manage the ongoing income and tax obligations of your Unit Trust, reporting through the Tryb App and ensuring that any dividends are paid out to unit holders as per your Unit Holder Agreement (Usually members choice 'quarterly dividends'.
Inspections
You can also access expert consultants through the Due Diligence process to ensure the property meets the criteria, is free from restrictive overlays and has been properly inspected by qualified building and pest inspectors. You can also arrange for a final pre-settlement inspection by your buyers agent to ensure there has been no last minute damage to the property. Building inspections often lead to further improvement of the buying price.
